Job Requirement
- Minimum 5–7 years of experience in real estate sales and marketing, preferably in high-end villa projects.
- Strong network within Myanmar real estate market is mandatory.
- Proven track record of meeting and exceeding sales targets.
- Excellent communication, negotiation, and client-handling skills.
- Strong leadership and team management abilities.
- Ability to work under pressure and deliver results within deadlines.
Key Responsibilities
Sales Strategy & Planning
- Develop annual and quarterly sales plans aligned with company goals and villa project targets.
- Create pricing strategies, promotions, and sales campaigns to boost revenue.
- Conduct sales forecasting and pipeline management.
Villa Sales Execution
- Manage end-to-end villa sales operations, including lead qualification, presentations, site tours, negotiations, and closing deals.
- Maintain strong relationships with high-net-worth clients, property investors, and brokers.
- Ensure all sales activities comply with company policies and legal requirements.
Marketing & Brand Development
- Plan and execute marketing campaigns (digital, offline, events, exhibitions).
- Develop marketing content including brochures, social media posts, ads, and property videos.
- Monitor brand positioning and ensure consistent messaging across all platforms.
- Manage the company’s social media presence and digital marketing strategies.
Market Research & Business Intelligence
- Conduct market research on competitors, pricing, customer trends, and new opportunities.
- Evaluate customer needs and adjust strategy to increase conversion rates.
- Provide management with insights and recommendations to strengthen market position.
Reporting & Documentation
- Prepare weekly and monthly sales summaries, marketing performance reports, and customer feedback reports.
- Track budget spending and ensure cost-effective marketing activities.
- Maintain CRM records, sales contracts, and client communication logs.
Sales Target Achievement
- Set monthly, quarterly, and annual villa sales targets for the team.
- Ensure consistent achievement of sales targets through strategic planning.
- Monitor sales performance and implement corrective actions when targets are not met.
- Motivate and guide the team to achieve individual and team sales goals.
- Prepare target vs. actual performance reports for management.
Working Hours: 9:00AM to 6:00 PM
Holidays: Saturday (Alternative), Sunday & Public Holidays
