Job Requirements
- Bachelor’s degree in Accounting, Finance, or a related field. Professional qualifications like LCCI level 3, CPA or ACCA are highly preferred.
- At least 2–3 years specifically in the construction or real estate development industry.
- Strong proficiency in construction accounting software (e.g., Sage 300 Construction, QuickBooks Enterprise, Odoo, or industry-specific ERPs).
- Advanced Microsoft Excel skills (VLOOKUP, Pivot Tables, financial modeling).
- Deep understanding of construction cost accounting, WIP reporting, retention management, and commercial tax regulations.
- Strong analytical thinking, attention to detail, and excellent communication skills to collaborate effectively with non-financial project teams.
Job Descriptions
- Manage the full cycle of project accounting from project setup to closeout.
- Monitor and analyze project costs, commitments, and expenditures against established budgets.
- Apply Percentage-of-Completion (POC) method for revenue recognition on active contracts.
- Conduct monthly work-in-progress (WIP) reviews with Project Managers to assess project profitability and adjust forecasts.
- Review and process subcontractor payment applications, ensuring correct retainage application and lien waiver collection.
- Finalize project accounts, including negotiation and settlement of final claims with clients and subcontractors.
- Prepare monthly, quarterly, and annual financial statements, ensuring accuracy and compliance with accounting standards (IFRS/GAAP).
- Analyze budget variances and provide detailed financial explanations to senior management.
- Manage cash flow forecasting for individual projects and the company as a whole.
- Assist in the preparation of annual budgets and corporate financial forecasts.
- Oversee general ledger activities, including journal entries, account reconciliations, and month-end/year-end closing processes.
- Ensure accurate and timely processing of accounts payable (A/P), accounts receivable (A/R), and payroll specific to construction operations.
- Maintain and improve internal financial controls to safeguard company assets and ensure data integrity.
- Ensure compliance with local tax regulations, including Corporate Income Tax, Commercial Tax, and Withholding Tax (WHT).
- Coordinate with external auditors and tax advisors for annual audits and statutory filings.
- Monitor compliance with construction contracts, insurance requirements, and performance bonds.
Working Hours: 9:00AM to 5:30PM
